I, hereby known as renter, agree to rent from, [sit.ownername], hereinafter known as owner, the Vacation Property located at 1618 Mooncrest Dr., Wofford Heights, CA 93285.
PAYMENTS
I accept Visa, MasterCard, Discover, and AMEX credit cards for making payments. I'm sorry, but I DO NOT accept payments by mail.
SECURITY DEPOSIT
Your security deposit is required to confirm your reservation. The security deposit is held during your stay and refunded within one week of your departure, less a non-refundable $75.00 cleaning fee. Security deposit refunds are made after determination that upon departure you have left the unit and contents in the same condition they were upon arrival, and there are no outstanding charges i.e. extraordinary cleaning services, repairs, etc. that are not considered normal wear and tear, at which time it will be returned to you, less any charges, within one week from departure. If determined that smoking or unauthorized pets were allowed inside the home, your entire security deposit will be forfeited.
RENTAL PAYMENT
Your rental payment must be paid in full no later than one week before your arrival date. Our website will automatically email daily payment reminders starting two weeks before your arrival date, until the rental charges are paid. Owners reserve the right to cancel your reservation if your rental payment has not been made one week prior to your arrival date. Your security deposit will be refunded in full if this occurs.
CANCELLATION & REFUNDS
31 days or MORE before your arrival date = Security deposit will be refunded. 30 days or LESS before arrival = Forfeiture of entire security deposit, unless cabin is re-rented for an equivalent period.
CHECK-IN/OUT
Check-in time = 3:00 PM Check-out time = 11:00 AM

There is a digital lock on the rear door of the cabin. Your access code will be automatically emailed to you by our website after your final rental payment is made.
RULES & REGULATIONS
In order to preserve the integrity of the unit, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to all the rules and regulations of the applicable Lake Isabella Community and surroundings. Its property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property.

If you smoke outside please pick up your butts
Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A. Occupancy exceeding the unit's maximum capacity of 6 persons (including minor children), or as you stated and paid for on the reservation confirmation, without prior permission.
B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
C. Causing damage to the premises rented or to any of the neighboring properties.
D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
E. Unauthorized access and/or tampering of any storage facilities located on or within the premises. These facilities are NOT included in this agreement and are exclusively used by owner.
You are welcome to use the wood stove at the cabin. Firewood for the wood stove is provided for your stay. All wood on the property is for winter heating in the stove. Wood is not provided for camp fires.
CAMP FIRES ARE STRONGLY DISCOURAGED!
We are in a community surrounded by a high-density very fuel rich forest. Prior to making a campfire, you must obtain a fire permit from the Forest Service in Kernville and obey all their restrictions. If you do make a fire, keep it small, clear the area around your fire of all leaves and needles, have the hose, a pail of water and a shovel at hand. NEVER LEAVE THE FIRE UNATTENDED. There is no such thing as an accidental fire caused by a campfire. YOU WILL BE HELD LIABLE.
DEPARTURES
The property must be vacated by 11:00 AM on the date indicated in order to make it available for future guests. Unless otherwise extended with agreement from manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time. When checking out: 1. Turn off all lights and fans. 2. Lock all doors, windows.
TELEPHONE / TELEVISION
We provide local telephone and satellite TV service at the cabin. The dish is subject snow build up and may not be available for periods of time. We have a selection of movies and shows on DVD for your enjoyment during your stay.
KEYS
For your security, keys are not provided,the only way to gain entry is via your unique digital lock code.
PETS
Dogs are permitted with prior permission from the owner. Cats are not allowed. Any pets found inside premises without prior permission, or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the renter's entire security deposit. Renter also agrees to accept responsibility for cleaning up all dog waste on property.
HOUSEKEEPING
Housekeeping service is not provided during your stay. We will however take care of laundry and housekeeping after checking out.
CLEANING
The property will be inspected, sanitized and cleaned after your departure. The $75.00 cleaning fee you have paid with your deposit will provide for two hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit.
ADDITIONAL TERMS AND CONDITIONS
By entering into this rental agreement, you hereby authorize the owners of the Fox haven to assess charges to your credit card for theft, excessive cleaning, or damages beyond normal wear and tear. In the event that theft or damage occurs, or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
